HUD Section 8 Voucher Holders

We assist very low-income families, the elderly and disabled to afford decent, safe and sanitary housing through Housing Choice Vouchers in a federally funded program U.S. Department of Housing and Urban Development (HUD).  Assistance is provided to families and individuals to secure housing from participating landlords in single-family homes, townhouses and apartments.

 

How it works?

The Housing Choice Voucher Program helps eligible families and individuals afford safe, decent and sanitary housing in the private rental market. Participants find their own housing, including single-family homes, townhouses and apartments, and the Housing Authority provides a subsidy to make the rent more affordable.

What is Fair housing?

Fair Housing means that all people have the right to choose housing free from discrimination. Federal, state and local laws protect individuals and families from discrimination based on race, color, national origin, religion, sex, disability and familial status.

The Waiting List

When the waiting list opens, applications are assigned numbers. A lottery is conducted and selected application numbers are posted at the Housing Authority office. Those chosen are added to the waiting list and will be contacted by mail as vouchers become available.

Voucher Process

Once selected from the waiting list:

  1. Eligibility Review: Income, assets and family composition are verified with banks, employers and local agencies to determine program eligibility and the amount of assistance.
  2. Voucher Issuance: Eligible families receive a Housing Choice Voucher.
  3. Housing Search: Families choose a rental unit owned by a participating landlord.
  4. Inspection: The Housing Authority inspects the unit to ensure it meets health and safety standards.
  5. Rental Assistance: We pay the housing subsidy directly to the landlord. The family pays the difference between the full rent and the subsidy.

 

Am I eligible?

Eligibility is based on total annual gross income, family size, and U.S. citizenship or eligible immigration status. Income Limits:

  • Your family’s income must not exceed 50% of the area median income.
  • By law, 75% of vouchers must go to families with incomes at or below 30% of the area median income.
  • Income limits are set by HUD and vary by location and family size. Your local Housing Authority can provide the specific limits for your area.

Income Eligibility

The family’s income may not exceed 50% of the median income for the county or metropolitan area in which the family chooses to live. By law, a PHA must provide 75 percent of its voucher to applicants whose incomes do not exceed 30 percent of the area median income. Median income levels are published by HUD and vary by location. The PHA serving your community can provide you with the income limits for your area and family size.

Portability

If you have a Housing Choice Voucher issued by another Housing Authority and wish to Port your Voucher to Montgomery County, Texas, here is the process:

  • First, confirm with your current caseworker that your original Housing Authority will continue paying your rent after you move here. (MCHA is BILLING, we are not absorbing new participants.) Your current Housing Authority must send all required paperwork to MCHA.
  • Once we receive all required paperwork, MCHA will typically schedule an orientation within two weeks.

Please note: MCHA will contact you directly to schedule your appointment after receiving your paperwork. If you have not heard from us, it means we have not received your documents, and you should follow up with your original Housing Authority. This helps us keep the process efficient and ensures we have everything we need before scheduling.
