HUD Section 8 Voucher Holders
We assist very low-income families, the elderly and disabled to afford decent, safe and sanitary housing through Housing Choice Vouchers in a federally funded program U.S. Department of Housing and Urban Development (HUD). Assistance is provided to families and individuals to secure housing from participating landlords in single-family homes, townhouses and apartments.

Voucher Process
At that time, their income, assets, and family composition are verified with banks, employers, and local agencies to determine eligibility and the amount of monthly housing assistance payment for which they qualify. The individual/family is issued a voucher and must find a suitable housing unit of their choice with a participating landlord which is then inspected by us to ensure it meets our minimum health and safety standards. We pay housing subsidies directly to the landlord and voucher holders pay the difference between full rent and the amount subsidized
The Waiting List
Individuals and families applications (submitted when our waiting list is open) are numbered and a lottery is drawn. Application numbers chosen are posted at the entrance to the Housing Authority and those names are added to the existing waiting list to be contacted by mail when a voucher becomes available.

Eligibility for a housing voucher is determined by the PHA based on the total annual gross income and family size and is limited to US citizens and specified categories of non-citizens who have eligible immigration status.
Income Eligibility
The family’s income may not exceed 50% of the median income for the county or metropolitan area in which the family chooses to live. By law, a PHA must provide 75 percent of its voucher to applicants whose incomes do not exceed 30 percent of the area median income. Median income levels are published by HUD and vary by location. The PHA serving your community can provide you with the income limits for your area and family size.

Portability
The process for us to accept a Housing Choice Voucher issued by another Housing Authority for rentals in Montgomery County, Texas is for the Voucher Holder to first confirm with his/her/their current Caseworker that the issuing Housing Authority will continue paying their rent once they move here (in other words, we are not absorbing new clients).
